02 — WHAT WE VERIFY

What’s behind
the seller’s claims?

Documents, people and the site.
Each needs the right checks.

Know what is checked.
Know what remains unanswered.

CHECK 01 / 06

OWNERSHIP & TITLE

What supports the ownership claim?

Lawyers examine the title presented and relevant ownership records. A document that looks convincing still needs to be checked against the available official evidence.

  • Certificate of Occupancy, Right of Occupancy or allocation documents, as applicable.
  • Deeds of Assignment, leases and other relevant documents in the ownership chain.
  • Applicable Governor’s or Minister’s consent and registration records.
  • Official title search results and relevant certified copies.
WHAT THIS HELPS YOU UNDERSTAND

Understand what ownership interest is being offered, what supports it and which gaps need answers before you pay.

CHECK 02 / 06

SELLER’S AUTHORITY

Who has the right to sell?

Is the person taking your money entitled to sell? Lawyers check the seller’s identity and authority against the relevant records and documents.

  • Seller identification matched to the relevant title and transaction documents.
  • Company registration records, authorised signatories and relevant board resolutions.
  • Powers of attorney and the scope of any representative’s authority.
  • Probate, letters of administration or family authority documents where the transaction requires them.
WHAT THIS HELPS YOU UNDERSTAND

Understand who can act for the owner and what evidence supports their right to sell.

CHECK 03 / 06

LAND & BOUNDARIES

Is this the same property on paper?

Land surveyors compare the survey information with the physical site. The checks help establish whether the plot you were shown matches the documents.

  • Survey plans, plot numbers, site plans and coordinates.
  • Physical boundaries, access and correspondence with supplied documents.
  • Relevant charting or acquisition-status enquiries.
  • Evidence for any claimed excision or gazette, including whether the particular plot falls within it.
WHAT THIS HELPS YOU UNDERSTAND

Identify mismatched plot details, boundary concerns and questions about government acquisition or claimed excision.

CHECK 04 / 06

PLANNING & CONSTRUCTION

Does the building match its approvals?

A finished building still needs scrutiny. Technical specialists examine available approvals, construction records and site condition within the agreed inspection scope.

  • Planning or development permits and approved drawings.
  • Authorisation to commence construction, where applicable.
  • Relevant stage-inspection records and specialist assessment reports.
  • Applicable completion and fitness-for-habitation certification and the relevant building-control records.
WHAT THIS HELPS YOU UNDERSTAND

Understand approval gaps, visible discrepancies and building concerns that may affect your decision or need further investigation.

CHECK 05 / 06

RESTRICTIONS & OBLIGATIONS

What obligations could you inherit?

Lawyers examine available records for mortgages, restrictions and obligations. You need to understand what may affect the purchase or how you can use the property.

  • Registry search findings on recorded mortgages and other encumbrances.
  • Relevant title conditions, land-use restrictions and notices.
  • Ground-rent records and applicable outstanding statutory charges.
  • Disclosed disputes, court documents and further enquiries recommended by legal advisers.
WHAT THIS HELPS YOU UNDERSTAND

Know which recorded debts, restrictions or disputes need clarification or resolution before committing money.

CHECK 06 / 06

PURCHASE & DELIVERY

What exactly are you agreeing to?

Your advisors and lawyers review the agreed purchase terms. For an off-plan property, this includes what the developer promises to deliver and when.

  • Offer letters, sale agreements and supporting transaction documents.
  • Specifications, approved variations and off-plan delivery terms.
  • Payee details, agreed payment milestones and release conditions.
  • Completion records, handover schedules and outstanding documentation.
WHAT THIS HELPS YOU UNDERSTAND

Understand what you are buying, who should be paid, the agreed payment conditions and what should be handed over.

Your checks depend on the property, location and agreed scope. We explain unavailable records and limits on site access. Lawyers, surveyors and technical specialists provide their respective assessments; no verification can eliminate every risk.

Sources behind this checklist

Public guidance: AGIS land services, AGIS authority documentation and LASBCA inspection and certification. The checklist describes potential scope; it is not an exhaustive legal checklist for every transaction.

BEFORE YOU ENTRUST US WITH YOUR PURCHASE

Good questions.
Straight answers.

Concerned about a seller, document or payment?
Start with your question.

How do I know you work in my interests?

You engage us under a buyer mandate with agreed fees and responsibilities. We do not accept seller or developer commissions on properties covered by that mandate. We explain the evidence and concerns, including when the findings do not support proceeding.

What if your checks uncover a problem?

We explain the concern, its supporting evidence and the further work or answers it needs. Depending on the findings, you may seek more evidence, ask for an issue to be resolved, renegotiate or decide not to buy. The decision remains yours.

Can you help if I live outside Nigeria?

Yes. Whether you live in the UK, US, Canada, UAE or elsewhere, we can discuss support for your Nigerian property purchase. We confirm availability for the property location and agree how you will receive findings, updates and questions requiring your decision.

What if I have already found a property?

Yes. Bring us the property details before paying the seller. We agree the relevant checks, appoint the necessary professionals and explain the findings. If you have already paid a deposit, tell us so we can discuss what can still be checked.

Does verification guarantee a safe purchase?

No service can promise that every risk will disappear. Verification helps you assess the property using independent checks and available evidence. We tell you what has been checked, what concerns remain and what could not be confirmed.

Can you help with payments?

Where agreed, we coordinate payee checks and payment milestones with lawyers and a banking partner. Before any arrangement is used, you receive its terms, including account control, charges, payment authorisations and release conditions. Do not assume funds are held in escrow unless that arrangement is expressly confirmed.

How much does it cost, and how long does it take?

The initial conversation is free. Paid work depends on the service, property and complexity. You approve our fees, third-party costs and estimated timeline before work starts. Record availability and site access can affect how long checks take.

What will I receive?

Depending on your scope, you receive written findings, specialist reports, flagged concerns and recommended next steps. Search work includes an agreed brief and shortlist. Acquisition support includes agreed progress updates and completion records.

PUT THE EVIDENCE BEFORE THE PAYMENT

Before you commit,
know what to check.

Share your property details and concerns. We’ll explain which checks and professionals your purchase may need.
